Well Why Not? What does the Capricorn Coast QLD offer to the local population, small business and tourists? Is it the local economy? The strength of Small Business? The lifestyle? The variety of leisure activities? Accessibility to the west? In my opinion its all of these. The best reflective measure of the local economy of an area is the property market, so lets focus on a particular sector of the Capricorn Coast QLD property market. Say ‘Family’s, Family’s, Family’s’; I apologise for repeating the same word three time but when I was learning about the property industry in my 20’s (oh so long ago), I kept on hearing ‘Location, Location, Location’. Although the ’L, L, L’, is often true, in my opinion it is a very simple and small aspect of the property market. The property market has grown in sophistication in the last two decades with different aspects forming the final decision to purchase.
Where parents decide to raise their families often indicates confidence in the local region. Let’s investigate the $380,000 to $550,000 price bracket. A price range that represents predominately the larger section of middle class, dual income families. The terms of reference are Yeppoon, north to Pacific Heights etc, Cooee Bay, Lammermoor, Causeway Lake, the coastal foreshore, Stanage, Keppel Sands and Emu Park/Zilzie.
From January 2018 to June 2018 the market saw approximately 62 sales of family considered dwellings, grossing approximately S27,148,516, averaging $437,879; July 2018 to December 2018, 87 sales grossing $38,240,000 and averaging $439,540 per sale.
2019 – January to June. 56 registered sales, grossing $23,875,400 at an average of $426,346. Notedly a drop in the number of sales, however, taking into consideration the Federal Election and the uncertainty of property ownership, a drop in turnover is justified. What is positive is the stability in the average of market value.
