INSPECTIONS UNDERTAKEN

  • 1. BUILDING INSPECTIONS

    Before approval of finance, the lending institution requires a building inspection prior to settlement of the property to ensure that the property is in sound condition, both structurally and physical.

  • 2. • PROPERTY VALUATIONS

    A valuation is required for many number of purposes.  Including, but not limited to; finance, transfers, family disputes, divorce settlements and accountancy Balance Sheets.

  • 3. HANDOVER DEFECTS INSPECTION

    Ensuring that there are no hidden surprises, a ‘Handover Defects Inspection’ ensures the purchaser that no issues may occur in the foreseeable future.  In essence, the client can make sure that they are getting what they paid for.  The final detailed inspection is conducted prior to the final payment to the builder on your new home or final approval to the financier before settlement.

  • 4. TIMBER PEST INSPECTIONS

    Especially in Queensland pests have the nature to attack timber within dwellings.  Protecting your home against these pests or identifying the initial signs of infiltration is important to ensure the integrity of your asset.  Bi-annual or annual inspections are advised for this protection.

  • 5. VENDOR INSPECTIONS

    ‘Vendor Inspections’ are useful not only for peace of mind but also required by the financier prior to the settlement of your property.  GANTPMV provides reliable, independent ‘Vendor Inspections’ assessment reports.

  • 6. BUILDER WARRANTY INSPECTIONS

    If a dwelling is less than 6 years old a Builder Warranty Inspection is required. This report is viable for the property for the next 6 years regardless of any ownership transfers. The report ensures that any possible issues that can be attended to whilst the dwelling is still under warranty can be highlighted and dealt with accordingly.

  • 7. OWNER BUILDER WARRANTY INSPECTIONS

    Owner Builders often come under more scrutiny than most contracted builders.  Upon selling an owner builder property, a ‘Owner Builder Warranty Inspection’ is required.  A defects report highlights any issues that the financier or insurance company feels need addressing.

  • 8. POOL INSPECTIONS

    Pool safety has become paramount in Queensland.  ‘Pool Inspections’ ensure the safety of the pool users.  Issues arising from fencing and gates, possible leakages and the pool surrounds are identified and then can be rectified.

  • 9. COST ANALYSIS

    Analysis of the building contract prior to construction is necessary to ensure that the client is not paying above market parameters.  GANTPMV provides a break-down of the contract in terms of a rate per square metre for living area, car accommodation and outdoor areas plus any additional items such as landscaping, sheds or pools.

  • 10. INSURANCE INSPECTION ASSESSMENT

    accidents, disasters, or mishaps.  Not only is the cost of replacement/construction needs to be assessed but also factors such as Council Approvals, building plans, increase in material costings and construction time need to be included in the overall amount to ensure that you are not short-changed and left out of pocket.  GANTPMV provides a detailed breakdown of all associated costs so the client can determine that right level of insurance they feel necessary.

  • 11. DILAPIDATION INSPECTION

    A special purpose inspection that analysis’s the surrounding buildings and infrastructure and determines if any issues may arise by the construction process of your dwelling/building.  This report could assist in mitigating any losses due to disputes between parties.

  • 12. DEPRECIATION SCHEDULES

    The Depreciation of an asset does provide significant taxation benefits to the owner of the asset.  Any asset that generates an income, the decrease in value due to ageing, wear and tear can be claimable as a taxation benefit.

  • 13. METHAMPHETAMINE TESTING

    Methamphetamine testing determines if the dwelling/building has been used in the production or use of Methamphetamine.  Lab analysis is undertaken to determine any positive or negative results.
