A while back I valued a Pilates Studio north of Rockhampton, in Parkhurst. Driving north through Rockhampton, past the Central Queensland University campus, and up to once was referred to as the outskirts of Rockhampton. An area I spent my years of secondary schooling growing up on a few acres back in the 1990’s. Back then development was limited both in residential and commercial. The area mainly consisted of rural residential properties and standard to basic commercial/industrial premises.

As they say, population growth feeds the urban sprawl, the urban sprawl then requires the need for infrastructure. The uniqueness of the area north of Rockhampton heading towards Mackay is the existing establishment on Highway One, otherwise known as the Bruce Highway. From the Yeppoon/Capricorn Coast turnoff for the next approximate three kilometres the extensive construction being undertaken on the highway infrastructure is the largest that has been undertaken in the 4702 postcode in many, many years. This infrastructure has seen the establishment of major businesses, a commercial shopping precinct, holiday parks, entertaining establishments and heavy industrial services now lining the Highway frontage.

The analysis of vacant land sales over the previous five years highlights the emergence of smaller residential allotments within Parkhurst, around the 1,000 to 1,200m² in size. 2015 – one sale at $186,900. 2016 – one sale at $180,000. 2017 – six sales at an average of $193,600. 2018 – seven sales at an average of $180,800. 2019 – eight sales at an average of $192,400 and surprisingly, 2020 to date, thirty-two sales have been recorded at an average of $180,830. With the average price remaining relatively stable it is interesting to see the significant increase in the number of sales in 2020.

2020 was supposed to be a time of uncertainty, however 4702 has bucked the trend. Again, affordability of residential property, close to commercial and family services seem to remain popular within the marketplace. And on the completion of the new highway infrastructure would seem to suggest that in 2021, Parkhurst will continue to have strong interest in the property population.
