The Emergence of Water Storage in the Lockyer Valley.

On a recent trip between Brisbane and Toowoomba, one I have done many times before.  However, it has been a while since my last.  Driving along the Warrego Highway and through The Valley, I noticed something.  The emergence of significant water storage facilities.  Agricultural business models appear to be changing, or should I say evolving, with farmers taking advantage of the availability of current water supplies.

Lockyer Valley waterThe Lockyer Valley produces about $400 million in produce, with vegetables contributing about 80% of that amount.  It is pleasing to know that the primary producers are thinking long term in terms of water storage and water conservation with the construction of small ring tanks, bores and the installing of large water tanks.

In terms of underlying property value within the agricultural sector, valuers and prospective purchasers look at water availability and storage to ensure the viability of the property into the future.

Prices per hectare range on average approximately $13,500, a difference of an average of approximately $7,000 from 18 months previous.  This can be largely attributed to the availability of water, quality of the cultivated land and the increase in positive outlook for future production.

In addition to water availability, the type of irrigation that is currently being used is also of significance.  Dams, Pipe Irrigation, Flood Drains, Bores, Centre Pivot or Cabled Sprinkler are all types of irrigation and contribute to the assessment of any property.  The type of irrigation infrastructure depends on the type of livestock or crop in place.

Obviously, the best source of water is rainfall, the ability to store that water for when times of rain is scarce is vital for the continuation of crop production and livestock survival.
